中文摘要：随着历史的演进 ,取得时效的客体范围呈不断扩张之趋势。将他人已登记之不动产纳入取得时效的客体范畴有助于充分发挥不动产之效用 ,减少交易中的不确定性并降低交易成本 ,同时也是交易安全和生存利益优先保护的价值理念在时效制度上的体现。就用益物权领域而言 ,取得时效之客体应以基地使用权、农地使用权和地役权为限。担保物权无取得时效之适用余地。

外文摘要：As the evolution of history continues, the extent of the object of acquisitive prescription is on the rise. The placement of others' registered real estate into the category of the object of acquisitive prescription helps to bring the utility of the real estate into full play, reduces the uncertainty in a transaction, and decreases the cost of a transaction. At the same time, it is a reflection of the value idea that gives a priority to the protection of transaction safety and surviving interest on the part of the prescription system. In the field of usufructuary right, the object of acquisitive prescription should be limited in base right of use, right of farmland use and easement. Real right of pledge does not apply to prescription.
